THERE IS A HIGHER WILLINGNESS TO PAY FOR A HOLIDAY HOME
When we go on vacation, we want to enjoy ourselves. We want to at least keep the standard of living we are use to from our standard home.

As a consequence our willingness to pay a premium for a really awesome holiday home is high, because it is only for a limited time and supposedly the best time of the year. We just want to enjoy ourselves and do not think so much about the prices we pay.
TOP DESTINATIONS HAVE BECOME TOO EXPENSIVE
Big cities and top destinations around the world have become really expensive when it comes to buying a residential piece of real estate.

So running the numbers for a real estate investment case, it just does not pay off. Why? Because purchase prices grow much faster then the prices we can charge for the monthly rent. As a results it gets hard to cover the property's financing cost just with the rent you get.
THE LEVEL OF  REGULATION IS COMPARATIVELY LOW
When it comes to residential real estate, many cities have increased their level of regulation. As real estate investors we lost our flexibility to make creative use of the properties we own.

For instance: big cities in Europe have banned or restricted the use of AirBnB oder German government is on its way to set maxium prices one can charge for a piece of real estate.
UNDERSTAND THE BUYER PERSONA
What is a buyer persona? It is the fictive description of the ideal buyer for your property. By knowing the buyer persona, you know exactly how to present your property to this buyer.
What is this buyer looking for? Is being close to the sea more important than a spectakular seaview from high up in the mountains? Is the buyer more concerned about short term yield or is it the long term evolution of the property value? The better you know the buyer persona, the more easy it will be for you to sell a property. The same argument goes for the buyer itself. The better the buyer know what to he or she wants, the easier it is to strike an awesome deal.
KNOW THE LOCAL REAL ESTATE MARKET
As always in real estate, knowing the market you are going to invest in is crucial for your investment success. Buying and selling holiday homes in Croatia is nothing different. What differentiates the good from the less good properties? What are the typical prices you can expect? How will prices for selling or prices for renting develop over time and what are the drivers behing that development? Having an answer to such questions is key to your investment success

A couple of years ago, my wife and me planned our summer vacation a bit short notice.

Bummer!
Our location of choice, Italy, was sold out!

So we decided to give Croatia a shot.

We landed a container on a glamping site ( glamping = Luxurious camping ) near Novigrad in Istria, Croatia.

Not perfect, but it did the job!
We did the math and it changed everything ...
On the glamping, we paid a stunning 1.700€ for the first week and a still considerable 1.500€ for the second week.

So a whopping 3.200€ for living in a 20 sqm CONTAINER!

Now this got us going:

1. We estimated the costs for acquiring such a container to about 150.000€

2. Assuming you have a 12-weeks renting period with an occupancy of 90% and 1.500€ per week.

3. This total an annual revenue of 16.200€ and an annual all in yield p.a. of amazing 10.8%
I do own a penthouse flat in Munich, Germany that I am renting out.
The yield: 1.8%
vs 10.8% for a container (!!)
I started exploring Istria and Kvarner region.

I saw a pattern emerging after more than 60 viewings and calculations.


It was always the same:


1. Purchase a property for a moderate price
2. Rent it out at a premium rate
3. This totals a two digit annual yield
I had to act. Quickly!
Long story short:

I bought a beautiful apartment in the first floor of an hold house built in 1910.

It was in good condition, but not great. Not what I was dreaming of. So we decided to invest a whole fall season into remodeling.

The result?
Very satisfying!

I took over the apartment on July 1st, without any renovation. Without any preparation.

Just with simple Booking.com and AirBnB optimization, I managed to dramatically increase the performance of this property compared to the year before.


I was able to make a total of well over 15.000€ in just 2 short months.
MY LESSON LEARNED?

Holiday homes are the ONLY way to generate significant monthly recurring income streams from residential real estate in top destinations of the world.
